Differential equations are solved using analytical or numerical methods. The numerical methods result in difference equations. In this presentation we present the relationship between differential and difference equations. Specifically, we solve the logistic differential equation dy/dt = a*y*(1-y) using Euler and Modified Euler's method. The resulting difference equations behave like a dynamical system. This presentation explains the analysis of this non-linear dynamical system via bifurcation diagrams and stability theory. Results of the stability analysis of the differential equation and the resulting difference equation will be presented. Bifurcation diagrams for different values of 'a' and step size 'h' are analyzed and related to the solution of the differential equation.Other creators -

Complete rehab of a single family home in Raleigh, NC. This was an extensive rehab from roof to crawl space and replacing Water Heater, HVAC as well as duct work, flooring and insulation. The whole project was managed by contractor Juan Gomez who did a great job.
After completion, the property was marketed for rent with Wendy Fichera (Coldwell Banker HPW) and was promptly rented at above market rates. Brad Hudson (Owner of Hudson Residential Property Management) did a great job screening…Complete rehab of a single family home in Raleigh, NC. This project included creative financing options as well as Self-Directed IRA funds for down payment and rehab.

NAR Members Blanket Media With Pro-Consumer Messaging As changes in the real estate industry take hold, NAR members have stood at the ready to offer answers for buyers and sellers. Members of the National Association of REALTORS® launched a full-court press over the past two weeks to address the question on the lips of national and local news media around the nation: What do the practice changes in residential real estate mean for consumers? On Aug. 14 alone, four NAR members—President Kevin Sears, Vice President of Advocacy Nate Johnson, Leadership Team Member Vince Malta and Regional Vice President Jennifer Stevenson—participated in interviews that resulted in 311 airings and reached an audience of more than 10 million as part of a virtual media tour. One news story at a time, they worked to: Give consumers an accurate picture of the practice changes; Stress the importance of transparency and choice in a real estate transaction; Reinforce the skill, knowledge and integrity that real estate agents who are REALTORS® bring to the buying and selling public; and Establish facts.realtor as the single source of truth on the proposed NAR settlement and resulting practice changes. The practice changes, which went into effect Aug. 17, are part of NAR’s proposed settlement to end class action litigation brought by home sellers concerning real estate commissions. Although the settlement doesn’t prohibit offers of compensation, they are no longer permitted on multiple listing services. In addition, before they tour a house with a buyer, buyers’ representatives are now required to get a written agreement that specifies their services and the compensation that they and their buyer have agreed to. The Blitz The Aug. 14 virtual media tour represents only a small fraction of NAR’s communications and outreach since the proposed settlement was announced on March 15. In the weeks leading up to the Aug. 17 practice change implementation date, in addition to communicating almost daily with members, NAR conducted media briefings; released videos, articles and podcasts to walk through the implications of the practice changes; and created consumer-focused content for use by members. As the implementation date approached, the association’s outreach went into hyperdrive, as NAR members did interviews with a wide range of major national outlets, including The Associated Press, USA Today, Marketplace, The Washington Post, ABC’s “Good Morning America,” The Wall Street Journal, CBS Weekend News, Fox News and CNN. In addition, Sears and NAR CEO Nykia Wright appeared on the popular “Real Estate Insiders Unfiltered(link is external)” podcast, hosted by NextHome’s CEO James Dwiggins and Chief Strategic Officer Keith Robinson. Conflict "The Clear Cooperation Policy forces Realtors to comply with MLS-mandated rules even when they conflict with the first sentence of the first article in the Code of Ethics. Clear Cooperation can require Realtors to act against their clients’ best interests when clients want to market their homes publicly for more than one day without placing them on the MLS. The assumption that every client desires maximum exposure for their listing is mistaken: Many clients don’t believe that more exposure equals a higher price. If more exposure equals a higher price, why do home builders sell hundreds of thousands of homes off-MLS each year? If more exposure equals a higher price, why do hundreds of thousands of companies not sell their products on Amazon, where there is the most exposure? Some clients care more about privacy than price. They shouldn’t be forced to surrender their privacy to sell their home. Examples where the client may not want to market on the MLS A family member is seriously ill, and the family wishes to maintain privacy to avoid additional stress. A couple going through a divorce prefers to avoid public attention until their affairs are settled. An individual is moving for a confidential job opportunity. The property is undergoing recommended improvements; the owner wants feedback on how the improvements may impact sales price before showcasing it to potential buyers. Sellers want to test the asking price privately without accumulating unnecessary “days on market.” In these instances, Realtors must question whether complying with the Clear Cooperation Policy is truly in line with their ethical responsibilities. Realtors must balance marketing and cooperation on the MLS with the duty to prioritize their clients’ best interests. When these two priorities conflict, client interests must precede MLS policy. Moreover, state law says, “A seller’s agent has, without limitation, the following fiduciary duties to the seller: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account.” Clear Cooperation is forcing agents to break the law (fiduciary duty) by forcing them to push their clients to list in the MLS, even if their clients believe that marketing outside the MLS will result in a higher price or desired privacy. Furthermore, it damages the relationship between agents and MLSs, fining them up to $5,000 for doing what their clients asked. The Clear Cooperation Policy should be removed so that NAR ethical rules can provide more flexibility to account for a wide variety of clients’ interests when marketing their homes." A message to all who are contemplating a career in the real estate industry.... ~ Future trends will depend upon several factors ~ Business practices, mortgage affordability, seller concession trends, condition, location & curb appeal will continue to impact for years to come! Effective August 17, the real estate industry across the United States will change & begin to measure how many sellers opt to withhold both the paying of a buyer agent's compensation & resistance to reduce that amount from their sales price expectations! Though lending practices are beginning to allow consumers to pay that particular cost of the home purchasing experience, more than a 1/3 of the consumer pool is NOT capable of including that additional cost towards their dream of homeownership. Consider the following reality, a seller says no to pay a buyer agent's compensation yet does not reduce their sales price expectations by any reasonable amount and requires the consumer to pay twice for that cost of doing business! Consumers are SAVVY and aware that the cost of buyer agent compensation has been baked into the sales price & appraisal process for decades! Consumers will learn quickly how best to manage unreasonable expectations especially when led by competent professionals. How a seller markets their most valuable asset, through their real estate professional, will accomplish the following; marketing to the broadest consumer pool to realize a highest and best sales price, conducting business in good faith & directly reassuring the consumer they support their need for housing throughout the local marketplace. Agent Commission Rates Continue to Slip Post NAR Settlement The average commission rate for U.S. real estate agents has dropped to 5.32%, the lowest national level in five years, according to recent research by Clever Real Estate. This rate reflects a 0.17% decrease from 2023's 5.49%, potentially signaling early effects of the National Association of Realtors (NAR) commission rate settlement, implemented in August. The NAR's $418 million settlement addresses high commission costs that placed an outsized burden on sellers, removing the obligation for sellers to cover the buyer's agent commission. Among surveyed agents, commission rates varied between 3.22% and 5.86%, depending on location, real estate firms, and market trends, with the rates typically open to negotiation. For a home priced at the national median of $361,300, the current average 5.32% commission rate would equal around $19,222 in total fees. Typically, the seller's agent would receive approximately 2.74%, or $9,900, while the buyer's agent would receive 2.58%, or about $9,322. "This slight reduction in commission rates could have broader implications for the real estate sector in the coming years," said Jon Stubbs, lead researcher on the commission report. "Agents are adapting their business models to stay competitive as the market adjusts to these new regulations." Sellers looking to cut commission costs can choose companies like Clever that offer pre-negotiated lower rates with top agents, such as a 1.5% commission. "Many sellers don't realize how flexible commission negotiations can be," Stubbs added. I wanted to touch a bit on recent NAR settlement about Buyer Agent’s commissions as soon as it has caused a lot of stir in the media and a lot of conversations between agents. The changes are taking place today, August 17. What are the changes and what's the difference from the current situation? 1. After the change: Buyer will have to sign a Buyer Agreement before an agent can show them any house and such an agreement should include the amount of Buyer's Agent compensation and the way it will be paid. Before the change: Signing such an agreement was desirable but not necessary. 2. After the change: Buyer Agent's compensation will be completely transparent to the buyers and negotiable. Before the change: Buyers could always ask questions to find out how their agent was paid. It was always negotiable. 3. After the change: Sellers don't have to offer Buyer Agent's compensation when they list the house and the amount of compensation or the lack of thereof is not going to be shown on the MLS, but it can be shown on any other website. Before the change: Sellers didn't have to offer the compensation to Buyer or Listing Agent, but it always was and it obviously is in their best interest. The amount of the Buyer Agent's commission was clearly stated on the MLS and it wasn't available for public view. 4. After the change: Fannie Mae and Freddie Mac have allowed buyer agent's commission to be paid in the form of seller concessions in addition to from seller proceeds. Before the change: Buyer Agent's and Listing Agent's commissions were paid from seller proceeds only. Please let me know your questions! NAR offers new advice for sellers on agent compensation With industry rule changes now in effect, the National Association of Realtors has been doubling down on education and outreach to buyers and sellers. The National Association of Realtors is growing its series of post-settlement guides for consumers, with the most recent addition aimed at helping sellers understand their options for choosing — or not — to make an offer of compensation. What NAR is telling consumers about agent pay: The new seller guidelines start with a brief summary of what an offer of compensation is and the typical costs. But ultimately, NAR is taking a clear stand on reaffirming the practice changes for agents and ensuring consumers that they are the ones in the driver's seat. "It is up to you to determine if making an offer of compensation is the best approach for selling your property," one guideline states, while another adds that agents can "only offer compensation or make a payment to a buyer's agent if they have your written approval and sign-off on the amount." Educating sellers on different types of compensation: While NAR has emphasized that commissions have always been negotiable, that's news to some consumers — especially younger sellers. An NAR report earlier this year found that nearly a quarter of millennials did not know they could negotiate agent fees. That may be due to the fact that historically, the vast majority of sellers have paid 5-6% commission, shared between the listing and buyer agent. But with cooperative compensation no longer set in stone, NAR is being more direct when communicating with consumers, reinforcing the idea that commissions are negotiable and sellers can choose to compensate agents in different ways. "There are many options available to you as a seller to discuss with your agent," NAR wrote in its latest guide. "These could include a flat fee paid directly to the buyer's agent or allowing your agent to share a part of their compensation with the buyer's agent." The NAR clarifies that concessions, such as closing costs and property repairs, help reduce buyers' upfront expenses and make homeownership more accessible.
